The Connecticut Standard Residential Lease Agreement is a document that enables a landlord and a tenant to come to terms regarding the use of residential property in exchange for monthly rent payments. This is a fixed-term lease, usually lasting one (1) year before renewal is necessary. Due to the comparative lack of flexibility in the standard lease agreement, it is recommended that landlords screen potential lessees to determine whether they are responsible enough to occupy the space. This filtering process can be accomplished through a rental application and by demanding a security deposit to ensure they’re serious about maintaining the condition of the property (§ 47a-21).

Common Interest Community Disclosure (§ 47a-3e) – If the residence is located in a common-interest community, this disclosure must be attached.

Landlord Identity (§ 47a-6) – The Owner/Agent must identify themselves in the form, and they must list where the tenant can send legal notices.

Landlord-Tenant Guide – The Rights and Responsibilities Guide must be given to every tenant. Simply attach the handbook to the lease.

Lead-Based Paint Disclosure – Federal law requires all units built before 1978 to include this disclosure on the lease.
