Maryland Standard Residential Lease Agreement Template
The Maryland standard residential lease agreement is designated for landlords and tenants seeking a fixed-term arrangement, usually of one (1) year, with monthly payments to be made on the first (1st) of each month. After the tenant commits to renting a residential property, the landlord will usually ask that they undergo a background check through the rental application. Once approved, the landlord will decide upon the security deposit, which can be an amount equal to a maximum of two (2) months’ rent.

Required Disclosures (5)
Agent/Landlord Identification (§ 8-210) – The landlord and any agents/managers allowed in the premises must be named.
Lead-Based Paint Disclosure – Only required for residences built prior to 1978.
Move-in/Move-out Checklist (§ 8-203.1(a)) – A list documenting the dwelling unit inspection by the landlord in the tenant’s presence.
Habitability (§ 8–208) – A statement detailing how the property will be in a condition that permits basic habitation.
Security Deposit Receipt (§ 8–203) – A receipt must be given to the tenant when deposits are made. The receipt must also include the tenant’s rights as listed in § 8–203.1.
