Rhode Island Month-to-Month Lease Agreement Template
The Rhode Island month-to-month lease agreement is a contract between a residential landlord and a tenant with the purpose of creating a legally binding, temporary rental arrangement. Also known as a “tenancy at will,” this type of lease agreement is a relaxed arrangement for short or long-term renters that do not know exactly how long they will be renting from the landlord. Most of the terms and conditions will be the same or similar to a standard (one (1) year or more) rental agreement; however, the tenancy can be ended by either party with less notice and without any valid reason.
Rent Increase (§ 34-18-16.1) – The landlord must give at least thirty (30) days’ notice before increasing rent, and sixty (60) days’ notice if the tenant is over the age of sixty-two (62).
Minimum Termination Notice (§ 34-18-37) – The terminating party must give at least thirty (30) days written notice to the other with their intent on terminating the tenancy.
