The Georgia notice to pay or quit is a simple warning that provides a tenant with a breakdown of the total cost of unpaid rent as well as the number of days the individual has to rectify the situation before the landlord must proceed with the eviction process. Generally speaking, a landlord will provide a few verbal or written warnings prior to the notice to pay or quit to ensure that the tenant is aware of the unpaid rent. If the tenant elects to quit the premises, they will usually still be required to pay the balance owing.
