Kansas Sub-Lease Agreement
The Kansas sub-lease is a residential contract common among the college students and generally those who are looking to lessen the burden of their monthly rent costs.
The agreement may be modified in two ways;
- As a roommate arrangement that allows the person who holds the lease with the landlord, “sublessor”, decides to accept a new tenant, “sublessee”, onto the premises by sharing or granting them a room.
- As a sub-tenant that allows the person who holds the lease with the landlord, “sublessor”, decides to rent the entire rental unit to someone else, “sublessee”.
In either case, it is extremely beneficial that the sublessor verify the person through a credit check and view their leasing history with the rental application. This will help reduce the chance of picking a tenant who may not be in the best position financially and one who respects the rules of the unit.
Even though the sublessor does not own the property, they must follow all Kansas Landlord-Tenant Handbook by including the following form;
- Move-in Checklist – Every sublessee must be given this form to ensure that they will not be liable at the end of the rental term for any repairs or damage that currently existed on the property.
- Lead-Based Paint – *Only if the housing was built before 1978. The sublessor may need to verify this with their city/county government office.
