New Hampshire Commercial Lease Agreement
The New Hampshire commercial lease agreement is ideal for tenants of retail, office, or industrial space seeking a long or fixed term arrangement that protects their right to operate and conduct business on the premises. Before the landlord binds themselves into a binding contract, they will usually run a credit check on the individual, or principal of the entity, through the application as well as verify that the company is valid through the Secretary of State (See the Business Database).
The monthly rent is usually agreed upon in a price per square foot format ($/SF). For example, if there is one-thousand (1,000) square feet (SF) of space available at a rate of $10/SF, the rent is calculated as the amount of square footage (1,000) times the price ($10), which equals the rent for the year, or $10,000. Therefore the monthly amount would equal $833.33.
There are also other variables in the lease to be agreed upon by the landlord and tenant such as who will pay utilities, property expenses (taxes, insurance, etc.), and common area maintenance (CAM’s).
