New Hampshire Residential Lease Agreement
The New Hampshire residential lease agreement is a standard fixed arrangement where an individual pays a monthly amount to a landlord in return for the use of livable space. The payment is usually made on the first (1st) of every month and continues until the end of the term which is most commonly one (1) year. This document is usually not signed until a thorough background, reference, and credit check is completed on behalf of the landlord and once an agreement is authorized the form is legally binding to lessor and lessee.
Both parties are required to follow all landlord and tenant laws and follow the basic checklist created by the State.
Lead-Based Paint – Only for housing built before 1978 in order to inform all habitants of the dangerous substance that may exist in the walls.
Move-in Checklist – Must be completed within five (5) days of occupancy to itemized any damage or repairs needed in the premises.
Security Deposit – If the deposit was not paid by any type of check then the landlord must issue a receipt to the lessee.
