The collected data will aid the landlord in evaluating whether the individual is worthy of a rental contract. If the landlord approves of the tenant, the lease may be executed, and the security deposit (if applicable) may be transferred before allowing access to the property. Note that there is no State law regulating how much a landlord may request for a security deposit.
Application Fee – The landlord may only charge an application fee in an amount no greater than the average cost of screening applicants or the customary amount charged by tenant screening companies or consumer credit reporting agencies for a comparable level of screening. (§ 90.295).
