The Pennsylvania month-to-month lease agreement is a rental contract establishing a more interim arrangement between a landlord and a tenant. The two parties will negotiate the terms of the rental agreement with no specific termination date in mind. This means that, as long as either party does not send written notice within thirty (30) days, the agreement shall be perpetual. It is just as important, if not more so, for the landlord to have the tenant complete a rental application (including a processing fee) before signing a lease agreement. Furthermore, the landlord is in their rights to collect a security deposit prior to granting the tenant access to the property.

Rent Increase – No statute created for the amount of time a landlord must notify a tenant before increasing rent.

Minimum Termination Notice (§ 250.501) – In regard to leases of less than one (1) year or an indeterminate time, the minimum termination period is fifteen (15) days.
