The Rhode Island month-to-month lease agreement is a contract between a residential landlord and a tenant with the purpose of creating a legally binding, temporary rental arrangement. Also known as a “tenancy at will,” this type of lease agreement is a relaxed arrangement for short or long term renters that do not know exactly how long they will be renting from the landlord. Most of the terms and conditions will be the same or similar to a standard (one (1) year or more) rental agreement; however, the tenancy can be ended by either party with less notice and without any valid reason.

Rent Increase (§ 34-18-16.1) – The landlord must give at least thirty (30) days’ notice before increasing rent, and sixty (60) days’ notice if the tenant is over the age of sixty-two (62).

Minimum Termination Notice (§ 34-18-37) – The terminating party must give at least thirty (30) days’ written notice to the other with their intent on terminating the tenancy.
