The Tennessee sublease agreement is a document that is exercised by a tenant, if they have the right in the original lease, to rent out the current space they are occupying to someone else known as the “sublessee”. If the act if subletting is not allowed in the tenant’s lease, they will have to seek the written permission from the landlord. Nevertheless, the landlord should always be made aware of any subletting situation.

The sublessor and sublessee should realize that they will be held to the same rules and regulations under Tennessee State laws (Title 66, Chapter 28). Therefore the sublessor should always check all sublessee’s that enter their property due to their responsibility in the chance of non-payment of rent or damage to the premises.

  • Lead-Based Paint – If the sublessor was given this disclosure form or the building is known to have been constructed before 1978 then this document must be given to any and all sublessee’s.
