The Virginia month-to-month rental agreement is used by landlords to rent property to tenants for an indefinite period of time with the tenant paying rent on a monthly basis. This rental arrangement is the same as any other standard residential lease agreement in the sense that the two parties are bound by the same rental laws in accordance with State statutes. Furthermore, the rental agreement will contain terms and conditions, such as landlord and tenant rights and responsibilities, that are accepted across the board in all residential rental leases. A month-to-month rental agreement is sometimes introduced after a year-long lease has ended and the two parties wish to continue the rental arrangement for a few more months. Either party may terminate a monthly lease as long as they abide by the appropriate notice period (as described below).

Rent Increase – No laws mentioning the increase in rent for residential tenancies.

Minimum Termination Notice – The landlord or tenant may terminate a month-t0-month tenancy by providing notice thirty (30) days prior to the next rent due date (§ 55-248.37).
