Virginia Month-to-Month Lease Agreement
The Virginia month to month rental agreements are used by landlords and tenants that would like an arrangement with no end date but is renewable every month via the lessee’s payment on the due date. According to 55-248.37 the landlord or tenant may terminate the contract or make changes with at least thirty (30) days’ notice before the next payment date.
This type of agreement is common among landlords and tenants who have had a prior rental arrangement and wish to keep it going at a relaxed situation. If it is a new tenant, the landlord is advised to screen them through the rental application and keep in mind that the tenancy but still follow all State Laws.
- Lead Paint – Required by the landlord to hand to the tenant and have signed for any residence built before 1978.
- Military Zone – If the property is located in an Air Military Zone with a sufficient amount of noise from the airbase then this document must be issued to the tenant.
- Mold – If mold is visible anywhere throughout the property this document must be given to the lessee and they shall also have the right to void the lease.
- Move-in Checklist – This form must be presented within five (5) days of the tenant’s move-in.
