Virginia Residential Lease Agreement
The Virginia residential lease agreement is a document that may be used by any property owner or manager when authorizing an individual to rent livable space. The landlord will usually take the appropriate steps before signing by taking into consideration the tenant’s credit and background information with the rental application. This will give the property owner a good idea whether to charge the lessee a security deposit which under State law (Section 55-248.15:1) is capped at two (2) months’ rent.
- Lead Paint – Required for any housing that was constructed or improved prior to 1978.
- Aircraft Military Zone – If the residence is located in an aircraft military zone with excessive noise the tenant must be made aware with this document.
- Mold – Upon the move-in inspection if there is any visible mold or the landlord is aware of any spores the tenant must be informed.
- Move-in Checklist – Within five (5) days of the occupancy date the landlord and tenant must perform an inspection with this document being completed by both parties.
