Washington Month-to-Month Lease Agreement
A month to month lease agreement in the State of Washington is the same document as the standard lease except that, under Section 59.18.200, allows either landlord or tenant to cancel the arrangement with at least twenty (20) days’ notice. There are other local laws that the property owner/manager may need to be aware of, such as a different agreement for residents of Seattle vs outside of the City (Seattle owners should refer to the City’s Lease Laws).
The agreement must remain following the State laws and even though the period may be a short-term the eviction process remains the same. Therefore the rental application is encouraged to screen every individual to view their financial liability and how secure they are to pay the monthly rent.
- Move-in Checklist – Prior to to the tenant accessing the property they must be allowed to fill-in this document to see if any pre-existing damage is in the space.
- Safety – The landlord must fit the tenant with information regarding the smoke alarms and any emergency exit routes.
