Washington month-to-month lease agreement is a similar document as the standard lease agreement except that this type of lease operates within a temporary, yet indefinite, system. Whereas the standard lease usually ends after one (1) year’s time, a month-to-month agreement carries on exactly as the title suggests; on a month-to-month basis. This allows the tenant to pay rent every month without having to commit to a long-term lease. The landlord will continue to receive rent from the tenant until one of the parties chooses to terminate the agreement. Although it is a short notice period (see below), it still gives the non-terminating party time to make the necessary arrangements. A slightly different version of the monthly lease agreement is provided below for those living within the City of Seattle (the termination notice period remains the same).

Rent Increase (§ 59.18.140) – The landlord may increase the rent as long as thirty (30) days notice is provided.

Minimum Termination Notice – At least twenty (20) days’ notice must be provided before either party terminates a month-to-month rental agreement (§ 59.18.200(1)(a)).
