The Mississippi three (3) day notice to quit for the non-payment of rent allows three (3) days for the tenant to either pay the entire balance owing to the landlord or face vacating within the time period. If the tenant pays all outstanding debts to the landlord, the lease will continue unabated. In the event that they vacate, the tenant will still need to pay the full amount that is due to the landlord. If the tenant has broken the lease for other reasons than non-payment, the landlord must issue a thirty (30) day notice to quit.

When is Rent Due? – No statute, however, the rental payment period should be stated in the lease (usually paid on the first (1st) day of each month).

Laws (Miss. Code Ann. § 89-7-27) –  At least three (3) days’ notice to quit must be given for non-payment of rent.
