The Oklahoma five (5) day notice to quit for the nonpayment of rent is a letter that may be served upon a tenant by a landlord when payment has not been made on the due date stated in the lease agreement. According to § 41-141, the notice may offer the tenant the option of either paying the amount due to continue residing on the premises or vacating the property altogether. Regardless of which option is chosen, the tenant will have to comply with the letter within five (5) days of acceptance. Tenants who neither vacate nor pay rent may be evicted and forced to pay for any damages sought out by the landlord in court.

When is Rent due? (§ 109(B)) – Payment shall be made to the landlord on the due date agreed upon in the lease. If no date has been determined, payment shall be made at the beginning of the rental period for terms less than one (1) month, or at the start of the month for longer leases.
