The Nebraska rental application is used to obtain a tenant’s personal information to assess their character prior to signing a lease agreement. The tenant’s signature on the application authorizes the landlord to perform any type of background or credit check. The landlord may, at their sole discretion, charge a fee for conducting this service regardless of whether the tenant is approved or not. In addition to the application, landlords are advised to contact the tenant’s references (e.g., previous landlord or employer) in order to get an idea of their character. Once the review process is complete and the tenant is approved, the landlord should prepare a lease and ask for a security deposit (if applicable). Note that the landlord is not allowed to charge more than one (1) month’s rent (§ 76-1416).
