Oklahoma Month-to-Month Lease Agreement Template
The Oklahoma month-to-month lease agreement is a unique real estate contract that permits a lessee to rent space from a property owner/manager for one (1) month at a time. As long as neither the landlord nor tenant choose to terminate the contract, and the tenant continues to pay on the due date stated in the agreement, the contract will remain valid. The landlord should understand that they will be exposed to the same eviction laws as a standard one (1) year lease agreement. Therefore, the landlord should take careful consideration when choosing their tenants and always review the individual’s background with the rental application.
Rent Increase – No statutory definition for the notice period required when raising a tenant’s rent.
Minimum Termination Notice (§ 41-111) – Both the landlord and tenant may terminate a month-to-month lease with at least thirty (30) days’ notice, or seven (7) days’ notice for tenancies less than one (1) month.
Disclosures
Flooding – Used to provide tenants with flood-zone information (only to be attached to the agreement if the property has experienced flooding in the last five (5) years).
Lead-Based Paint – This disclosure states the potential risks of lead paint contained on the premises. Tenants need only review and sign the form if the rental unit was built before 1978.
