In Arkansas, this type of lease agreement is for tenants that do not want a set time to leave the property, as they pay a monthly fee for as long as they wish. With this contract, either the tenant or the landlord has the ability to modify the contract as long as they notify the other before doing so.

Like the majority of lease agreements, it is always an intelligent idea to conduct a thorough background check on the possible tenant, as it can uncover critical financial or criminal information that would otherwise have gone undiscovered. A security deposit is also recommended, in which the landlord will charge the tenant the equivalent to one (1) months rent to cover any accidental damage to the property other than what the landlord already agreed to pay off.


Landlord and Tenant Laws – 18-16

Notice РLandlord or Tenant must submit notice to the other party of at least ten (10) days in order to leave or vacate the premises before the next payment period.

Raise Rent – Landlord must give at least ten (10) days, unless the agreement states otherwise, of notice of any rental increase amount.
