Fill Now!A Nebraska commercial lease agreement is a real estate contract that legally binds a retail, office, or industrial tenant to property that is rentable for business use. The contract may be filled in to satisfy the intentions of the parties such as the desired rental term and monthly amount. The agreement will be structured in one (1) of the following three (3) following ways:
- Gross – Tenant only pays a monthly amount and the landlord covers all utility charges, property expenses, and taxes to the property.
- Modified-Gross – The tenant pays a monthly amount and a portion of all the expenses related to the premises.
- Triple-Net (NNN) – Tenant pays a monthly amount and pays for all related property expenses including taxes, insurance, common area maintenance (CAM), and all utilities.
