The Oklahoma eviction notice for the nonpayment of rent must be served upon the tenant by the landlord in the case of payment not being made on the due date stated in the lease agreement. According to Statute 41-141, the notice may be served upon the lessee offering them the option of either paying the amount due or face vacating the property at the end of the notice’s term.
