Oklahoma Standard One (1) Year Residential Lease Agreement Template
The Oklahoma standard one (1) year residential lease agreement creates a legal contract between a landlord and tenant for the use of residential living space. The agreement establishes lease terms relating to the monthly rent payment, security deposit (if any), smoking/pet policies, utilities, and eviction notices. While not required, it is highly recommended that the lessor review the tenant’s credentials with the rental application to ensure their financial security. Once the agreement has been signed by all parties, it becomes effective until the end of the term which is usually one (1) year from the move-in date.

Flooding – If the landlord’s property has had flooding in the last five (5) years, the information must be disclosed to the tenant using this form.
Lead-Based Paint – If the housing unit was constructed prior to 1978, the landlord must attach this form to the rental contract to inform the tenant of the possible existence of lead paint which may be hazardous to their health.
