The Wyoming lease agreements are real estate documents that bind a willing lessor and lessee together for a period of time for either commercial or residential space. The typical process is a prospective tenant will take a look at a property that they would like to occupy, either as livable space or for business purposes, in exchange for monthly rent. Once the parties come to an agreement over the terms and conditions, such as rent amount, lease term, and rights and responsibilities of both parties, these provisions will be written into the lease agreement and signed by both landlord and tenant. All forms provided on this page are made in accordance with Wyoming law and must be completed in the same manner.

Wyoming Lease Agreements
A Wyoming standard residential lease agreement establishes a legal relationship between a landlord and a tenant with regard to rented livable space. This type of contract usually lasts for a twelve (12) month period but the two parties may agree on a longer lease term if they wish. Before accepting a tenant, the landlord would be wise to have them complete a rental application form to verify their background information, such as their ability to pay the monthly rent. Other terms…
The Wyoming three (3) day notice to quit is a document that is designated for tenants that are behind on their rent and is issued by a landlord. The tenant will have three (3) days to either pay all the rent due to the landlord or face an eviction through a process called an “unlawful detainer”. The tenant may choose to pay the rent due and remain bound to their current lease agreement. If the tenant decides to move out…
The Wyoming rental application may be used by landlords seeking to verify the employment/income and rental history of a prospective tenant. Vetting applicants in this fashion allows the landlord to find a tenant that is well-suited to the type of property and lease agreement. The landlord has the legal right to charge a non-refundable fee for conducting the rental verification. Once they have selected an eligible tenant, they can present to them a lease agreement.
A Wyoming commercial lease agreement is a document used by property owners to rent out commercial space for retail, offices, or industrial use. A landlord will often vet the business beforehand to ensure they are suitable as tenants. This will involve a thorough background check (often through a commercial rental application form) and verifying the business with the Secretary of State Corporations Division to make sure they are up to date with their filings and are legally permitted to conduct…
The Wyoming month-to-month lease agreement is much like a standard residential rental contract except that does not have an end date. This type of rental contract exists to allow landlords and tenants to enter into a legally binding lease without having a fixed term. This relationship will continue only as long as both parties wish to remain bound to the agreement. A monthly lease agreement can be canceled anytime by either party as per the notice period in their lease…
The Wyoming sublease agreement is a document used for tenants that would like to rent out their residential unit while they are still under contract with the landlord. The tenant (sublessor) must ask their landlord first if they wish to have a sublessee rent all or a portion of their space. The sublessor is ultimately responsible for the sublessee and will continue to be liable for rent payments, damages, violations of the lease, and eviction of the sublessee, should it…
